1. The Village at Vistancia — the all-ages original
The Village is the main family-oriented section and the oldest part of the community, dating back to the 2004 launch. It's all-ages, non-gated in most parts, and anchored by neighborhood parks, a city park, a K-8 school, and the original recreation center. Trilogy at Vistancia is Shea Homes' flagship 55+ community and easily one of the top active-adult builds in the Phoenix metro. It's guard-gated on ~1,000 acres with more than 2,800 homes, two full clubhouses (Kiva Club and Mita Club), the 18-hole Trilogy Golf Club, resort pools, spa, and a Shea-run amenity slate that most 55+ communities can't match. Homes are primarily single-story ranch designs from Shea, roughly 1,200–3,500+ sq ft.
Pricing runs approximately low $400Ks to over $1M, with HOA dues in the $260–$321/month range depending on the phase. 4. Blackstone at Vistancia — the private country club
Blackstone is the private, guard-gated country club neighborhood inside Vistancia — the top of the pricing pyramid. Home to the private Blackstone Country Club, it's semi-custom and custom estate territory, typically $1M+, on larger lots with mountain and golf views. Membership at the country club is separate from the standard Vistancia HOA.
